Feasibility assessment
- What happens
- We review the lot, your city's zoning and review requirements, and your goals, and work out whether a remodel, an addition or a tear-down rebuild fits best.
- Your decisions
- What you want to build, how you want to live in it, and a rough budget range.
- What we deliver
- A free 5-point feasibility assessment: buildable area, floor-plan options, architectural direction, a timeline range and a budget breakdown.
- 02
Design & engineering
- What happens
- The architect and the structural and MEP engineers develop the scheme into a full drawing set. You can work out the layout first in our in-browser home designer.
- Your decisions
- Floor plan, architectural style, and the direction for key materials and systems.
- What we deliver
- A design you have signed off on, and the drawings for permit submission.
- 03
Permits & approvals
- What happens
- We submit the drawings to your city, respond to plan-check comments and revise as required until the building permit is issued.
- Your decisions
- Trade-offs when plan-check comments call for design changes — we decide those with you.
- What we deliver
- The building permit, and a record of the correspondence with the city along the way.
- 04
Pre-construction & fixed budget
- What happens
- Once the drawings are final we take off quantities, price every line, line up trades and materials, and put the budget and schedule into the contract.
- Your decisions
- Final material and fixture selections, and signing the construction contract.
- What we deliver
- A line-item budget, a construction schedule and a written construction contract.
- 05
Construction
- What happens
- We build to the schedule and through each city inspection. You get a progress update every week, and we tell you straight away when something on site changes.
- Your decisions
- Whether to go ahead with any change during the build — each change is priced and confirmed by you in writing before we do it.
- What we deliver
- Weekly progress updates with site photos, and inspection records for each stage.
- 06
Handover & warranty
- What happens
- After final inspection we walk the house with you, close out the punch list and hand over the keys.
- Your decisions
- Whether every item on the walk-through list is finished to your satisfaction.
- What we deliver
- Keys, equipment manuals and warranty documents, and warranty service after move-in.
How long a project takes depends on your city's review process and the scope of work, so we do not quote one timeline for everyone. The feasibility assessment gives you a timeline range for your address.
