1. What the service is

This site provides company and project information, a home designer that runs in your browser (2D plan editing, 3D walk-through, bill-of-materials estimates), and a partner portal for investors and suppliers.

2. Estimates are not quotes

The material lists and dollar figures the designer produces are rough order of magnitude estimates built on generic unit-price assumptions. They do not account for your site conditions, structural requirements, municipal fees, permit timelines or market movement.

They are not a quote, not an offer to contract, and not a price commitment of any kind. Actual cost is governed solely by a signed written construction contract.

3. Designer output is not construction documents

Plans and 3D models from the designer are for concept discussion and early comparison only. They are not architectural, structural, geotechnical or MEP engineering design.

They cannot be used for permitting or construction, and they do not replace the professional judgement of a licensed architect or engineer. A real project requires drawings from licensed professionals.

4. Accounts

The partner portal and cloud plan saving require signing in with a Google account. You are responsible for activity under your account and must tell us promptly about any unauthorised use.

We may suspend or terminate an account that breaches these terms.

5. Your content

Plans you create in the designer belong to you. You grant us a limited, non-exclusive, royalty-free licence to store, display and process them as needed to run the service and support you.

We will not use your plans in marketing or as a case study without your written consent.

6. Acceptable use

Do not reverse engineer the service, scrape it in bulk, interfere with its operation, or use it for any unlawful purpose.

7. Intellectual property

The text, images, visual design and software on this site belong to Blue Lion Builder Group LLC and are protected by copyright and related law. Do not copy or commercialise them without permission.

8. Contractor licence

Construction work is performed by Blue Lion Builder Group LLC under California State License Board licence #1146788, Class B — General Building.

9. Disclaimer

The website and designer are provided on an as-is basis without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement.

We do not warrant that estimates are accurate, or that the service will be uninterrupted or error-free.

10. Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, punitive or consequential damages arising from use of, or inability to use, this website or the designer — including lost profit, schedule loss or lost data.

Liability connected to an actual construction project is governed by that signed construction contract and is not limited by this section.

11. Changes to these terms

We may revise these terms. A revised version takes effect when posted on this page, with the last-updated date above changed. Continuing to use the service means you accept it.

12. Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Disputes are subject to the exclusive jurisdiction of the courts of Santa Clara County, California.
